Signs your roof needs repair

Small roof problems get bigger and more expensive when water gets in. Call for an inspection if you notice any of these:

Water stains or drips inside

Brown stains on ceilings or walls, damp attic insulation or drips during rain usually mean water is getting past the roofing.

Missing, cracked or curling shingles

Shingles that have blown off, split or lifted leave the layers underneath exposed to the weather.

Granules in the gutters

Heavy granule loss, which looks like coarse black sand, means shingles are wearing out or were hit by hail.

Damaged flashing

Loose, bent or rusted metal around chimneys, vents, skylights and walls is one of the most common sources of leaks.

Sagging or soft spots

A dip in the roofline can point to water-damaged decking underneath. Stay off the roof and have it checked soon.

Moss, algae and dark streaks

Streaks are often cosmetic, but moss holds moisture against the shingles and can lift them over time.

Repair or replace? An honest answer

Not every roof problem needs a new roof. A repair usually makes sense when the damage is limited to one area and the rest of the roof is in good shape. Replacement is often the better investment when:

  • The roof is near the end of its expected life. Many asphalt shingle roofs last roughly 20 to 30 years, depending on the product, ventilation and weather.
  • Leaks keep coming back in different places.
  • Damage is widespread, with large areas of missing, curling or brittle shingles.
  • The decking under the shingles is soft or rotted.
  • There are already multiple layers of shingles on the roof.

We will tell you which option makes sense for your roof and your budget. If a new roof is the better call, learn more about roof replacement.

Roof repair FAQs

Straight answers to the questions homeowners ask us most.

If the damage is limited to one area and the rest of the roof is in good condition, a repair is usually enough. Replacement tends to make more sense when the roof is near the end of its life, leaks keep returning in different spots, damage is widespread or the decking underneath is soft.

A free inspection is the fastest way to know for sure. We will explain what we find and give you an honest recommendation.

Yes. Roof inspections and estimates are free. We look at the problem area and the overall condition of your roof, explain what we found and give you a written estimate before any work begins.

Stay safe first, and do not climb onto a wet or damaged roof. Then:

  • Move furniture and valuables away from the leak and catch dripping water with a bucket or towels.
  • If a ceiling is sagging with water, keep everyone out from under it.
  • Take photos of the damage inside and outside for your records and any insurance claim.
  • Call us at 610-810-8377 (Lehigh Valley) or 570-977-3886 (Poconos) to schedule an inspection.

In most cases we can get a close match. Shingle colors weather over time and some older product lines have been discontinued, so a repair may look slightly different at first. If an exact match is not possible, we will tell you before we start.

It depends on your policy and the cause of the damage. Sudden damage from wind, hail or a fallen tree is often covered, while wear and tear from age usually is not. If we find storm damage, we document it and help guide you through the insurance claim process. Learn more about storm damage roofing.

The cost depends on what is damaged, how much of the roof is affected, the roofing material, and how steep and accessible the roof is. A small shingle or flashing repair costs far less than repairing water-damaged decking. After a free inspection, we give you a written estimate so you know the price before any work starts.
